InHabit is proud to announce that World Trade Center, Kozhikode has been awarded the prestigious Platinum Precertification under the LEED v4.1 Building Design and Construction: Core and Shell Development rating system.

InHabit has provided green building consultation and ratings facilitation services to the HiLITE Group for their landmark IT commercial development, World Trade Center – Learning Park, at Kozhikode.


The project has surpassed key sustainability benchmarks and achieved LEED v4.1 Platinum certification with a perfect renewable energy score, making it a leading example of sustainable commercial building design in India

World Trade Center, Kozhikode by HiLITE Group has scored an industry leading 84 points out of the available 100 making it one of the greenest commercial buildings in the Region.

    1. The project has achieved the highest level of performance under the LEED Renewable Energy credit, securing all available points through 100% on-site renewable energy generation.
    2. A comprehensive renewable energy strategy has been adopted to reduce dependence on conventional energy sources and lower operational carbon emissions.
    3. The project demonstrates its commitment to clean energy and climate resilience by integrating renewable energy systems into the core building infrastructure.
    4. Renewable energy contributes significantly to enhancing long-term energy security while supporting global sustainability goals.

    1. High-performance building systems and energy-efficient design strategies have enabled the project to achieve over 20% energy cost savings and greenhouse gas emission reduction compared to the ASHRAE 90.1-2016 baseline.
    2. Enhanced commissioning and monitoring-based commissioning have been implemented to ensure optimum performance of building systems.
    3. Advanced energy metering has been incorporated to provide continuous monitoring and efficient energy management.
    4. The project has earned the maximum points under Enhanced Commissioning, demonstrating its commitment to operational excellence and long-term efficiency. 


    1. The project employs an integrated water management approach that significantly reduces potable water consumption and promotes responsible resource use. 
    2. Rainwater generated from major storm events is effectively retained and managedon-site through sustainable water management measures. 
    3. Efficient fixtures and water-saving technologies have been adopted to minimize indoor and outdoor water demand.
    4. The project has achieved exemplary performance in rainwater management, contributing to groundwater recharge and reducing pressure on municipal water resources.

    1. Superior indoor environmental quality has been achieved through the adoption of enhanced indoor air quality strategies and low-emitting materials.
    2. Paints, coatings, adhesives, sealants and composite wood products with low VOC content have been specified to promote occupant health and wellbeing.
    3. Increased ventilation rates, high-efficiency filtration systems and carbon dioxide monitoring contribute to healthier and more comfortable indoor spaces.
    4. Daylight-responsive design strategies have been incorporated to improve visual comfort and create a productive indoor environment.
